        If this is not the most challenging time for appraisers – the savings and loan era comes to mind - it surely is the most dramatic.  The “contained” subprime fallout has morphed into a global calamity.  Who would have thought appraisers would be on the world stage?    Low initial interest rates, lax regulation, and simple greed promoted exotic mortgages which triggered the demand for higher and higher values to perpetuate the cycle.  A home became an investment and a Wall Street mortgage-backed security. 

        Lender pressure to inflate values was pervasive.  One bank, leaving nothing to chance, affiliated itself with an appraisal company to assure the outcome.  Happily, that fraud was exposed.  Perhaps, when the housing troubles abate, we’ll finally see national legislation to protect appraisers against coercion.  “Independent” appraiser shouldn’t be a misnomer. 

        Once again, in the aftermath of a mortgage crisis, we appreciate how necessary it is to diversify our business.  The amazing thing about appraising is that an opportunity always presents itself, in the best or worst of times.  Appraisals are always needed for estates, bankruptcies, divorces, and trusts.  If you’re only doing lender work, this is the perfect time to broaden your business.  The valuation profession is evolving.  It is essential to be part of a professional organization that offers support and guidance and supplies the quality education you need for success. 

        For over fifty years, the Columbia Society of Appraisers has been a recognized leader in the education field.  We are proud to continue that honored tradition.  This year we will be expanding our educational program.  Soon, 7 hr. continuing education seminars will be available in addition to our 3 hr. bimonthly program at Koenig’s.  All of the new Residential qualifying courses are on the agenda and will be available at Hofstra pending State approval.  Please navigate our website for complete information.
