Discussion of the process in which adjustments are identified and used in the sales comparison approach, including:  identification of elements, comparison of attributes between subject and comparables, derivation of net adjustments, and reconciliation.

  Mathematics and Statistics in Appraising

Discussion of the use of math and statistics in appraising both residential and commercial properties, including:  population and sampling techniques, organization of numerical data, measures of central tendency, measures of dispersion, and regression analysis.

Discussion of recent changes to FHA appraisal requirements and discussion of checklist items used in completing and complying with HUD policies and regulations

  REO and Foreclosures

Discussion of lending and foreclosure processes for Real Estate Owned (REO) and foreclosed properties and discussion of how appraisers properly valuate these types of units

  Data Verification Methods

Discussion of a variety of techniques used by both residential and commercial appraisers to identify or confirm market data

  Analyzing Operating Expenses

Discussion of methods for analyzing and supporting operating expenses, including various sources of information, along with a discussion of the various categories of expense items
