 Basic Appraisal Principles (R-5) 30 hours

This basic appraisal course provides an overview of real property concepts and characteristics, legal considerations, value influences, real estate finance, types of value, economic principles, real estate markets and analysis, and ethics in appraisal theory. Through theory and examples, the course offers practical application of appraisal principles.

 Basic Appraisal Procedures (R-6) 30 hours

This basic appraisal course provides an overview of real estate appraisal approaches to value, valuation procedures, property description, residential applications, commercial applications, improvement construction, home inspection, and appraisal math. Through theory and examples, the course offers practical application of appraisal procedures.

 15 Hour National USPAP or Its Equivalent 15 hours

The National Uniform Standards of Professional Appraisal Practice (USPAP) 15-Hour Course focuses on the requirements for ethical behavior and competent performance by appraisers.  This course is unique in that it was developed in 1998 and is revised annually for The Appraisal Foundation with assistance from the Education Council of Appraisal Foundation Sponsors (ECAFS).

 Residential Market Analysis and Highest and Best Use (R-7) 15 hours

Identifying and analyzing market forces affecting the buyers’ and sellers’ behavior is key to understanding and reporting values. This course is designed to give students the tools needed to properly collect and analyze market data. In addition, the theory of Highest and Best Use is reviewed. The two-step analysis along with the four tests for Highest and Best Use are covered in detail.

 Residential Appraisal Site Valuation and Cost Approach (R-8) 15 hours

This course will help students gain valuable insight and a working knowledge of the various theories and methodologies for arriving at residential site values and applying Cost Approach in everyday appraisal work.

 Residential Sales Comparison and Income Approach (R-9) 30 hours

Gain a basic understanding and knowledge of the residential sales comparison and income approaches. The course includes the valuation principles and procedures applicable to both approaches. With the aid of case studies, students will develop and apply the techniques for market analysis, including the application and use of matched pairs and capitalization rates and gross rent multipliers.

 Residential Report Writing and Case Studies (R-10) 15 hours

This course focuses on the variety of form reports in use by residential appraisers today: the URAR, 2055-drive-by-format, and others. Students will gain valuable insights into how to fill out these forms properly, in compliance with USPAP and other guidelines. Sources will be given for comparable sales, flood mappings, census tract maps and other information necessary for form completion.

 Statistics, Modeling and Finance (SMF) 15 hours

This course is designed to provide students both the theory and practice of statistics, real estate finance, and valuation modeling for today's Certified Residential appraiser. The first half of the course outlines terminology and basic statistics principles, including practical applications in statistical analysis. The last half presents an explanation of real estate markets, terms of financing, and real-world examples of how financing affects the value of real property. PowerPoint presentation, Instructor notes, and a final exam are available.

 Advanced Residential Applications and Case Studies (R-11) 15 hours

This course focuses on complex properties that include valuing unique and high-end residential dwellings: residential dwellings with excess site/land that have an alternative or interim use as the highest and best use; residential properties that exceed the effective demand of the market; common-wall structures; mixed-use properties and residential properties with substantial and, sometimes unique, accessory structures and/or amenities. The course makes strong use of case studies for discussion, analysis, and problem solving to elevate the student's knowledge of challenging residential appraisal assignments and develop the expertise to recognize and address those situations at the Certified Residential level.

 Fair Housing/Fair Lending and Environmental Issues (RE-2) 20 hours

This is one of two elective courses mandated by New York State.  Learn about case studies in housing discrimination, fair-housing enforcement, and the role of the appraiser as an institution-affiliated party.  Other topics include common environmental and contemporary concerns, environmental legislation, comprehensive environmental response, the Compensation Liability Act, appraisers and contamination, and liability of lenders.
